Utilities: Designed a specialized trenching path for the sewer line to avoid disrupting existing landscaping.
Electrical: Upgraded the primary home’s panel to 200 amps to support the ADU’s independent power needs.
Seismic Safety: Used reinforced steel rebar and high-strength concrete mixes to exceed local building codes for earthquake resilience.
A permitted ADU can increase Northridge property values by up to 30%. This project provided an immediate multi-generational housing solution while maintaining a separate entrance and private patio for future rental potential.
